Bratislava aspires to the sun

The foundations of the highest complex in Slovakia were laid down in November the past year. Panorama City, developed nearby the new Slovakian National Theatre, will consist of two towers, each with the height of 135 metres.

The total floor space of the towers will be 140 thousand square metres, and it will hold 450 apartments, 7300 square metres of commercial and 6500 square metres of office area, a four-star hotel, as well as a wellness-centre and a 25 metre-long swimming pool. The property-complex will be delivered in 2011 - the volume of the investment is 9 billion koruna. The Tri Veze (Three Towers) project is conducted in the wider centre of Bratislava; the three high rise buildings will hold 211 luxury apartments, while another residential area development, the 121 metres high tower of Lipovy Háj (Lime Woods) is planned to provide space for 400 new homes.

An Irish-Slovakian mega-project is awaiting countdown in Bratislava. The Slovakian Cresco Group, together with the Irish Quinlan Private Golub realty-developers have recently announced the launching of a 49 billion koruna (app. 1,5 billion euros) investment in the Ligetfalu/Petrzalk district. South City, which will be realized on 90 acres of land, will encompass 7500 apartments; the project is expected to start at the end of 2008 or the beginning of 2009, and is to be completed by 2017. The 7 billion koruna Riverpark, built on the strands of the Danube on 30 thousand square metres, will hold 220 luxury apartments, stores and offi ce buildings; the completion of the project - which will be crowned with the five-star Kempinsi Hotel - is scheduled for 2008 early summer. The Eurovea residential area, a 10 billion koruna investment, is also built on the bank of the Danube. The Irish developer, Ballymore Properties will deliver the compound in mid-2010 with 60 thousand square metres of commercial area, 254 luxury homes and a fi ve-star Sheraton hotel. Twin City project is considered as the second largest investment behind South City. The 17 billion koruna building-joint consists of a four-star hotel, 320 apartments, 200 thousand square metres of rentable offi ce and commercial area, as well as the city's redeveloped central bus-station.

The market will expand with at least 100 thousand square metres of offi ces in 2008 and 2009, annually. According to Andrej Durkovsky, the major of Bratislava real estate investments in the city will most probably exceed the 1,2 billion koruna in volume until 2010.
