More liveable cities

Hungarian cities could become not only more liveable, but they could also be operated more economically with the realisation of urban development and rehabilitation programmes. The involvement of available EU funds may also generate additional investments by local governments and investors, as in the case of Debrecen, Miskolc and Zalaegerszeg.

In Debrecen, there are ongoing investments in three segments - by the local government, private investors and the university - which will affect not only the life of the city, but also the entire region both in the narrower and the wider sense.

Multifunctional projects take the lead

The local government seems to be placing its focus on the fields of leisure, culture and entertainment. According to Ákos
Kováts, the city's chief architect, this is underscored by the recent opening of the adventure baths and the regional  exhibition and conference building, and the repertory theatre which will be completed by next spring. The nearly 6 billion forint new theatre and music hall will be realized within the framework of a larger, 24 billion forint investment in the new property complex of the city, the Debrecen Fórum. This will see the building of a new marketplace, an offi ce building, a shopping centre and a theatre. Shops will have an area of around 40 thousand square metres, the theatre will get 10 thousand, and the market 7 thousand, while a parking garage for 850 cars will also be built.

The preparation of a 5.3 billion forint building complex with offices and fl ats is underway near the entrance of the  Nagyerdő city park, while Cívis Ház is building a smaller offi ce building at a cost of 800 million forints. Meanwhile, construction on the section that will replace the current pedestrian area of the small inner boulevard are also underway, as is the rehabilitation of the Apolló block. In the latter area, a commercial-entertainment establishment will be built for 8 billion forints, while a new 4 billion office building is planned in Széchenyi Street, also with the involvement of private  investors.

Europe Square to be built in Miskolc

The downtown area of Miskolc - which is one the centres of the Northern Hungarian Region, and also one of the regions of
the country with the biggest development potential - is being renewed continuously. New squares, parks, playgrounds, and quality restaurants are being born, and residential parks, condominiums, and office complexes built. In the course of the
rehabilitation of the inner city, the restoration of the façades of the Széchenyi Street building blocks will continue, with the
688 million forint costs to be financed by a bond issue by the city. By now, two-thirds of the planned work has been  completed.

Not only are old buildings being restored, but modern flats are also being built, says proudly Tamás Jirkovszky, the  deputy manager in charge of urban development at MIK Zrt. The company is building a 24-flat apartment house on Görgey Square in an own investment, to be financed by loans, and will also complete new offices and flats in a 2 billion forint project in the vicinity of County Hall, in cooperation with OTP. A new underground parking garage for 180 cars was recently completed in a 540 million forint investment by the city, above which a new park called "Europe" will be set up in another 80 million forint project. Another parking garage will be completed next year in a 1.2 billion forint investment on the site of the former bazaar block. In addition, the city's industrial park is being expanded with another 40 hectares, with 1.4 billion forints to be spent on
building out the infrastructure on this area, while there is also a panel-home development programme underway.

Zalaegerszeg favours commercial projects

Zalaegerszeg is also one of those cities where in addition to EU-supported projects, developments are also ongoing in the
private sector, supported by the local council, mayor Endre Gyimesi told us. A group of private investors has for example
acquired the site of a former tile stove factory on Hock János Road, where the building of a new commercial centre could
start this year after the demolition of the older buildings is completed. Also in the city centre, construction works on a
new, billion-forint mixed-use project are scheduled to start in the summer, with K+K Bauprofi l Kft to build shops, offices
and an underground parking lot on Kazinczy Square. Balatoni Road will be the site of a new 200 million forint bathroom display room, while the former site of the Zalahús factory will be utilised as well. Two department stores, an Aldi and a sports store, will be built here, as well as a 20 thousand square metre shopping centre in a 3 billion forint private investment. Construction is underway next to the Park Center, where Media Markt will set up shop in the 400 million forint, 2000 square metre new building, mayor Gyimesi goes on to list this year's main developments in the city.
